Does Your Estate Agent Speak Another Language?

Is your estate agent giving you the run around? Blaming the market and credit crunch because he or she can’t do her job?

You may not know this, but estate agents have no formal training, they have no knowledge of how to sell property in a slow market except to tell you, the seller, to reduce your asking price so they can get a fast commission.

Everything your agent learned about property they learned from someone else in their office who in turn learned from someone before him. In fact almost all estate agents have little or no understanding or knowledge about the many different ways to buy and sell houses.

And what about this strange language that they speak?

Here are a few that a quick search on Rightmove today brought up

  • …laid to lawn? (It’s a garden. With grass in)
  • …Internal Viewing Advised. (Means they can’t get anyone to actually go through the front door once they’ve seen where it is)
  • …comes with all mains services. (Have you ever bought a house that wasn’t connected to drains and electricity?)
  • …situated in a prominent secondary position. (???
  • …Premium Listing. (Means they can’t sell it for love nor money)
  • …sold subject to contract. (Guess what, it isn’t sold yet.)

This last one, sold subject to contract is the worst.

England and Wales are practically the only place in the world where someone can agree to buy your house, stop you from marketing it to anyone else and then try to chip you down on the price and even walk away and not buy.

So many people call me every day who though they had a buyer (subject to contract) and whose agents have convinced them to take it off the market only for months to pass with the seller picking up the tab until the buyer admits they put in offers on the house up the road at the same time.
